Job Description
Manage the operation and maintenance of the electrical, mechanical, HVAC, plumbing, sewerage and all other related systems of the building.
Be responsible for the repair and troubleshooting of the above systems.
Perform preventative maintenance of the above systems and other special projects as assigned.
Supervise the technical staff with their specific duties.
Inspect building, grounds and equipment for unsafe or malfunctioning conditions.
Respond to service calls, and follow-up upon completion.
Manage the installation, repair or modification of building equipment systems.
Be responsible for the operation of the building automation system.
Evaluate and recommend for upgrade maintenance operations and/or savings opportunities.
Order parts and supplies as required and maintain stock and inventory control.
Coordinate maintenance, repair or modification efforts with outside contractors and technicians.
Maintain the cleanliness and appearance of all work areas.
Respond quickly to emergency situations.
Coordinate and comply with all regulations of governmental agencies relative to electrical, mechanical, structural, plumbing and sanitary aspects of the buildings operations.
Monitor power, water and fuel consumption of all systems and allocate them among the occupants of the building for charging purposes.
Comply with other company directives.
Qualifications
Graduate of Mechanical or Electrical Engineering
Minimum of five years working experience in related field (at least three of which should be in building operations/engineering and maintaining equipment and systems)
Experience in handling HVAC and BMS systems
Knowledge in understanding blueprints
Familiarity with architectural/engineering and other basic PC software
Passed the engineering licensure examination a plus
Communication skills a plus
